Las Brisas Resort & Villas

As our rates are highly seasonal and we have a variety of different accommodation choices available it is difficult to list all the rate variations here. However, to determine the exact rate for your choice of Poolside Junior Suite, Garden Room, Vacation Condo* or Vacation Villa* for the time of your stay please go to our Availabilities & Online Booking page.

All room rates are quoted per night and based on 2 guests and include breakfast.
Extra charges for each guest after 2 guests.
Children up to 4 years can stay free in the room with parents (breakfast cereal is included).

Children 5 years and up are charged for staying in a room with parents and breakfast is included.
Rates do not include 13% tax.
Rates are subject to change.

Terms & conditions


  • Rates quoted do not include sales tax and are only valid for the number of guests, check-in dates and length of stay shown.
  • Pet Policy: Welcome to our dog friendly hotel. $20 per night per dog – Non-aggressive dogs only – limit of 2. Any aggressive behavior like (Barking, Lunging, Snarling, Biting, Charging at people, Showing teeth, Snapping or Performing other aggressive behaviors) and you will be asked to leave for the safety of our other guests. There will be no refunds. Dogs are not allowed in the pool área and must be on leash at all times. Our full pet policy will be reviewed with you at check in.
  • We reserve the right to cancel or modify reservations where it appears that a customer has engaged in fraudulent or inappropriate activity or under other circumstances where it appears that the reservations contain or resulted from a mistake or error.


  • Villa/Condo Reservations: Require payment of a booking deposit (amount as advised on reservation) as well as a credit card or cash security deposit of $500 per villa or condo per week (weekends $300 per villa or $250 per condo) and a hold will be placed on your credit card for this amount.
  • Cleaning Fees for Villas $40 and Condos $40 (plus tax).
  • Signed Rental agreements are required. These will be emailed to guests prior to arrival. This contract must be signed and returned to us a minimum of one week prior to arrival.
  • All Reservations are only guaranteed with a valid credit card.
  • 50% prepayment of the total is required to confirm all reservations at the time of booking.
  • The full balance is due 5 days prior to arrival.
  • Room / Villa Requests– For specific bed types, room or villa requests are based on availability and are not guaranteed.
  • Holiday season and peak weeks, all reservations and payments are non-refundable. In the event of a cancellation within the cancellation period, a voucher may be issued based on circumstances.


After a reservation is confirmed, all requests must emailed for any cancellation or modification of the booking 5 days before arrival. On or after the 5th day no cancellations or modifications will be accepted.

In an event of No show, Total cost of the stay will be billed to the guest’s credit card with no refunds.

Holiday season and peak weeks, all reservations and payments are non-refundable. In the event of a cancellation within the cancellation period, a voucher may be issued based on circumstances.

Early check-In or Late-Check out is subject to availability on the relevant day.
Must be confirmed with reception.


Early check-in

  • 10am-1pm for Rooms = $25, for Villas = $45

Late check-out

  • 12pm-4pm for Rooms = $25, for Villas $45
  • 4pm-6pm for Rooms = $45, for Villas $65

Guests are welcome to enjoy the resort early free of change.
We’re happy to safely store your luggage.

Late Check outs after 6 pm, will incur a full night’s room/villa/condo rate plus tax.


Our rooms, villas and condos are 100% smoke free environments. You’re welcome to light up outside, we have a designated smoking area (front courtyard). A $250 fine (per night) applies to anyone lighting up inside the hotel rooms, villas or condos.
