Las Brisas Resort & Villas

Welcome to paradise! We will work hard to ensure that your stay is amazing but we do have some basic ground rules:

Our rates are highly seasonal and we have a variety of different accommodation choices available. So it is difficult to list all the rate variations here. All room rates are quoted per night plus taxes and fees. Garden Rooms and Junior Suites are based on 2 guests and include breakfast (max occupancy of 4 people). Family Rooms are based on 4 people (max is 4 people). Villa/Condo pricing is based on 4 guests and includes breakfast (max of 6-8 depending on the Villa/Condo). Our hotel rooms are all unique so we are not able to guarantee a specific room or Villa. We can only guarantee a specific room type (Garden, Junior Suite, Family Room, Villa/Condo). There will be extra charges for each additional guest. All guests and dogs must be registered with reception. No outside guests are allowed without permission. No parties are allowed on site. No cooking is allowed in the regular rooms (only in the Villas and Condos that have a full kitchen). We do not allow outside coolers to be poolside. It’s fine if they are located in your room. Children up to 4 years can stay free in the room with parents (breakfast cereal is included). Children 5 years and up are charged for staying in a room with parents and breakfast is included. Base rates do not include a $15 resort fee and 13% sales tax. Rates are subject to change.

Terms & Conditions

RESERVATION POLICIES

  • All Reservations are only guaranteed with a valid credit card. Proper ID (driver’s license or passport) and matching credit card MUST be presented at check in. Stolen credit cards and bank denial of charges are the reason for this policy.
  • 50% prepayment of the total is required to confirm all reservations at the time of booking. The full balance is due 7 days prior to arrival. No refunds will be accepted within 30 days of the check-in.
  • All guests and dogs must be registered with reception. There will be extra charges for each additional guest or dog. No outside guests are allowed without permission. Children up to 4 years can stay free in the room with parents (breakfast cereal is included). Children 5 years and up are charged for staying in a room with parents and breakfast is included.
  • Room / Villa Requests– For specific bed types, room or villa requests are based on availability and are not guaranteed.
  • Holiday season and peak weeks –All reservations and payments are non-refundable during peak season and holidays (for example Dec 23-Jan 2nd, March 31 to April 10th), etc.
  • Rates quoted do not include resort fee or sales tax and are only valid for the number of guests, check-in dates and length of stay shown.
  • We reserve the right to cancel or modify reservations where it appears that a customer has engaged in fraudulent or inappropriate activity or under other circumstances where it appears that the reservations contain or resulted from a mistake or error.
  • Base rates do not include a $15 resort fee and 13% sales tax. Rates are subject to change.
  • Other rules: Lost key charge is $20 per lost key. No parties are allowed on site. No cooking is allowed in the regular rooms (only in the Villas and Condos that have a full kitchen). We do not allow outside coolers to be poolside. It’s fine if they are located in your room.

CANCELLATION / MODIFICATION / NO SHOW POLICY

After a reservation is confirmed, all requests must be emailed for any cancellation or modification of the booking 30 days before arrival. On or after the 30th day no cancellations or modifications will be accepted. In an event of No show, the total cost of the stay will be billed to the guest’s credit card with no refunds.

Holiday season and peak season periods – All reservations and payments are non-refundable. In the event of a cancellation within the cancellation period, a voucher may be issued based on extreme circumstances. A voucher may be issued based on circumstances.

DAMAGE DEPOSIT

  • All accommodations require a damage deposit hold. This deposit can be made with a credit card or cash.
  • Hotel rooms are a $100 deposit per week, and all Villas are a $250 deposit per week.
  • The damage deposit is due immediately at check in. No keys can be given until the deposit is made and no refunds will be made for rooms if the damage deposit is not paid.
  • Damage deposit will be returned to you at check out and after any room charges or mini bar charges are cleared and the room is confirmed free of any damages. The hotel guest is responsible for all other persons in the room and for any damage that occurs to the room.

LIABILITY

This hotel is privately owned and we are not responsible for damage to personal or rental cars any personal items left in your rooms or vehicles, or for any accidents or injuries to you or any of your guests while on the property.

POOL RULES

Pool hours are from 8:00am to 9:00pm. Please swim at your own risk as there is no life guard on site. Children must be watched at all times. No drinking excessively while in the pool. No running around the pool deck, no jumping and no diving in the pool. No pets in the pool area. No glass containers near pool area.

CLEANING FEES (for Villas and Condos only) $45 (plus tax).

Signed Rental agreements are required for Villas and Condos. These will be emailed to guests prior to arrival. This contract must be signed and returned to us a minimum of one week prior to arrival.

CHECK IN POLICY Check-In Time: After 2pm —– Check Out Time: Before 11am

Early check-In or Late-Check out is subject to availability on the relevant day. Must be confirmed with reception first.

EARLY CHECK IN AND LATE CHECK OUT FEES

Early check-in

  • 10am-1pm for Rooms = $25, for Villas/Condos = $45

 Late check-out

  • 12pm-4pm for Rooms = $25, for Villas/Condos $45
  • 4pm-6pm for Rooms = $45, for Villas/Condos $65

Guests are welcome to enjoy the resort early free of change. We’re happy to safely store your luggage for you. Late Check outs after 6 pm, will incur a full night’s room/villa/condo rate plus taxes and fees.

SMOKING POLICY

Our rooms, villas and condos are 100% smoke free environments. You’re welcome to light up outside. We have a designated smoking area in the front courtyard near the office. A $250 fine (per night) applies to anyone lighting up inside the hotel rooms, villas or condos.

PET POLICY

Welcome to our dog friendly hotel. We charge a fee of $20 per night per dog (limit of 2 dogs). Dog must be leashed at all times. Dogs are not allowed to be left unattended in the room and will be removed from the hotel if left unattended. Dogs are not allowed in the pool, or rancho area. For the peace of our other guests excessive barking is not allowed. For the safety of our other guests, only non-aggressive dogs are allowed. Any aggressive behavior like (barking, lunging, snarling, biting, charging at people, showing teeth, snapping or performing other aggressive behaviors) and you will be asked to leave for the safety of our other guests. There will be no refunds. All dogs must be on leash at all times. Our full pet policy will be reviewed with you at check in.

HOTEL POLICIES

Any guest breaking any of these hotel policies or not conducting themselves in a respectable manner will be given one warning before being asked to leave the hotel without a refund.
