As our rates are highly seasonal and we have a variety of different accommodation choices available it is difficult to list all the rate variations here. However, to determine the exact rate for your choice of Poolside Junior Suite, Garden Room, Vacation Condo* or Vacation Villa* for the time of your stay please go to our Availabilities & Online Booking page. FOR JUNIOR SUITES AND GARDEN ROOMS ALL RATES QUOTED ARE PER NIGHT FOR TWO PERSONS AND INCLUDE BREAKFAST FROM OUR MENU.
AN EXTRA CHARGE IS APPLIED FOR ADDITIONAL PERSONS IN THE ROOM.
Children up to 5 years can stay free in the room with parents (breakfast not included). Children 6 years and up are charged for staying in room with parents and their stay includes breakfast.

JUNIOR SUITES AND GARDEN ROOMS
Rates quoted do not include sales tax and are only valid for the number of guests, check-in dates and length of stay shown. They do not include other costs you may choose to incur during your stay.
Cancellation Policy: All cancellations for rooms must be made a minimum of 24 hours prior to the day of arrival to be exempted from the cancellation charges (for weekend reservations 48 hours is required). This cancellation charge is equivalent to 1 night room charge. All “No Shows” will also attract 1 night room charge.
Guarantee Policy: All bookings must be guaranteed at the time of reservation by credit card or advance payment. Rooms reserved without guarantee by a valid credit/debit card or cash deposit are subject to cancellation without notice. Only MasterCard and Visa are accepted.
Pet Policy: We are sorry that we are unable to accept any pets in our Junior Suites, Villas or Condos.
We reserve the right to cancel or modify reservations where it appears that a customer has engaged in fraudulent or inappropriate activity or under other circumstances where it appears that the reservations contain or resulted from a mistake or error.
VACATION VILLAS AND CONDOS
Rates quoted do not include sales tax and are only valid for the number of guests, check-in dates and length of stay shown. They do not include food and other supplies or other costs you may choose to incur during your stay. There is also a one-time per stay charge for cleaning the villa before and after your visit, this is $35 for Villas and $30 for Condos.
Villa/Condo Reservations: Require payment of a booking deposit (amount as advised on reservation) as well as a credit card or cash security deposit of $500 per villa or condo per week (weekends $300 per villa or $250 per condo) and a hold will be placed on your credit card for this amount.
Villa/Condo reservations also require you to sign a vacation rental contract which will be sent to you prior to your arrival. This contract must be signed and returned to us a minimum of one week prior to your arrival.
Cancellation Policy: Cancellations for villas /condo must be made seven (7) full days prior to 1200 Hrs local time on the day of check in to be exempted from the cancellation charges; otherwise no refund will be offered. For example, if check-in is on Friday, cancel one week before on Thursday before midnight. Cancellations made less than seven (7) full days prior to arrival will result in a loss of booking deposit. All “No Shows” will result in a loss of booking deposit.

If the guest arrives and decides to leave early, the nights not spent are not refunded.
Cleaning fees are always refunded if the guest did not check in.
A reservation is not officially cancelled until the guest receives a cancellation confirmation e-mail from Las Brisas.

EARLY ARRIVAL POLICY
Check in at 2 pm – 9 pm for Rooms and 3 pm – 9 pm for villas and condos. Eager to get in earlier? Just ask at the office, and we’ll do our best to find you a room that’s ready. No guarantees—it depends on the last guests and our housekeeping schedule—but if we can’t squeeze you in early, we’ll be happy to hang on to your luggage in the meantime. Early checks can incur a fee of $25.00 and only if rooms are available.
LATE CHECKOUT POLICY
Feel free to sleep in — check-out time isn’t until 11 am for rooms and 12 noon for villas and condos. Looking to stick around a bit longer? Let us know and we’ll do our best to keep the room available for you until 1 pm, at no charge. If we need you to clear the room, we can always stash your suitcase somewhere else until you’re ready to go. For late checkouts from 1 pm to 3 pm, a $25 charge for rooms and $45 for villas and condos will apply. For late checkouts from 3 pm to 6 pm, a $45 charge for rooms and $65 for villas and condos will apply. Check outs after 6 pm, a full night’s room/villa/condo rate and tax will be charged. Late check-outs must be arranged in the morning on the day of departure and only if rooms are available.
SMOKING POLICY
Aaahhh…breathe easy! Our rooms, villas and condo’s are 100% smoke free environments. You’re welcome to light up outside, we have a designated smoking area. A $250 fine (per night) applies to anyone lighting up inside the hotel rooms, villas or condos.
